Proposed Development:

Land North of Shenfield is parcel of land which is released from the Green Belt and allocated as a strategic housing/mixed-use development site in the Brentwood Local Plan. KEW Planning has entered a planning policy agreement with Brentwood Borough Council with the four landowners (Redrow; Croudace; Stonebond and Countryside) to act as the planning officer in the delivery of this strategic allocated site (R03 Land North of Shenfield, Brentwood).

KEW Planning worked collaboratively with the developer consortium to approve the Development Framework, which provides the overarching design principles and phasing for the allocation.

The four landowners are proposing the following:

Redrow:

Full application:

– 190 residential units;

– Public open space, landscaping, sustainable urban drainage, access and associated infrastructure.

Croudace:

Full application:

– 344 residential units;

– Public open space, landscaping, sustainable urban drainage, access and associated infrastructure.

Outline application with all matters reserved:

– 2 FE primary school.

Stonebond:

Full application:

– 46 residential units;

– Public open space, landscaping, sustainable urban drainage, access and associated infrastructure.

Countryside:

Full application:

– 142 residential units;

– Public open space, landscaping, sustainable urban drainage, access and associated infrastructure

Outline application for layout, scale, landscaping and access and appearance reserved:

– 60 bed care home.

Service deliverables:

KEW Planning held in-depth pre-application discussions with consultees, undertook a design review panel, and carried out extensive negotiations to mitigate highway, trees, and design quality constraints. We requested revisions to the design that made a positive contribution to the locality.

KEW Planning is expected to present the first development proposal to the Brentwood Borough Council Planning Committee in December 2023.
