Proposed Development:

The proposed mixed-use development included provision of circa 54,000sqm of flexible floorspace to accommodate one of the following use classes: A1 (Shops), A2 (Financial and Professional Services), A3, (Food and Drink), B1 (Office), C1 (Hotel), D1 (Education), D2 (Leisure). The proposed building will be 7 storeys high approximately 35m.

 

 

Planning Issues:

The loss of the existing leisure centre was the primary planning issue, particularly during the consultation process.  The proposed alternative uses included leisure.  Furthermore, planning permission was granted for the replacement leisure centre in very close proximity, ensuring there would be no loss of the function and leisure facilities.

 

Result:

The application sought to maximise the range of uses and floorspace, both in footprint and height, ensuring flexibility for the future occupier.  The planning application was presented to Newport planning committee in October 2022, and was approved.
