Loc8 Oaktree

Client: Loc8

Authority: Sedgemoor District Council (now Somerset County Council)

Proposed Development:

KEW Planning was appointed to prepare a planning application for the creation of one drive-thru coffee shop and one drive-thru restaurant with associated parking and landscaping. Greggs and McDonald’s are expected to occupy the premises.

Planning Issues:

The application site is a vacant, greenfield plot within the Oaktree Business Park, Highbridge, an allocated employment site in the Sedgemoor Local Plan.  The site is in very close proximity to junction 22 of the M5, which is at full capacity.  Consequently, National Highways were objecting to the application, along with 2 others that were for large-scale commercial development (in excess of 20,000 sqm).  KEW Planning

Result:

KEW Planning successfully negotiated with all statutory consultees, overcoming highways concerns in conjunction with transport consultants ADL Traffic. Planning permission was subsequently granted under delegated powers.
