Southgate House, Wood Street, Cardiff

Proposed development:
KEW Planning acted on behalf of Euranglo Cardiff Ltd, to obtain planning permission for a ground floor extension to Southgate House, Wood Street, Cardiff, a prominent office building in central Cardiff, to create additional commercial space (Classes A1/A2/A3) and improved public realm to the south part of the urban block bound by Havelock Street and Wood Street. The application sought to achieve circa 668sqm of additional commercial floorspace; an active frontage to Wood Street, with an attractive approach.
Planning Issues
There were trees that needed to be removed to allow the extension to be erected, which required negotiation with the tree officer to agree mitigation. In addition, highways were requesting a significant increase in the cycle parking provision in line with the SPG.


Result:
The building is located within the City Centre where commercial uses are directed. The design, impact on the nearby trees and the provision of cycle parking were the planning matters that had to be addressed. The loss of the tree was mitigated against with the agreement to replant a new tree species and a number of cycle stands are provided within the existing basement parking area. The new modern and elegant design complements a number of new buildings that have recently been constructed as part of the wider Central Square regeneration scheme. The application was approved by delegated powers in June 2020.
