Proposed Development:
KEW Planning acted on behalf of Bridgend County Borough Council (BCBC) working with Scott Brownrigg Architects, to obtain planning permission for the erection of 8no. new build industrial units (combined GIFA of 634 sqm) in a single block consisting of 3no. large units (111m2) and 5no. smaller units (56m2) with associated vehicular and cycle parking at Village Farm Industrial Estate, Village Farm, Bridgend.
Planning Issues:
The greenfield parcel of land was in a flood zone C2 and the highway network capacity of the industrial estate was very limited.
Result:
This was the first phase of new starter units that are being delivered with grant funding by BCBC. There are upgrade works to the estates junctions to increase capacity being undertaken. In order to create economic investment opportunities, the funding was awarded to create these small commercial spaces to help start-up industries. The design of the units sought to enhance the biodiversity of the site with a number of improvements included. These new units are flexible, high spec and create new high quality employment floorspace in a designated employment area.
The application was approved by Planning Committee in September 2020.
